A $500M Modern Open-Air Town Center Set to Redefine Eatontown‘s Landscape

According to app.com, after nearly a decade of planning and debates the Monmouth Mall in Eatontown is set to undergo a massive transformation. Kushner Companies which is the owner and developer has officially kicked off a $500 million project to turn the enclosed Monmouth Mall into Monmouth Square a modern open-air town center. The project aims to revitalize the area by demolishing 600,000 square feet of the existing structure reducing the retail space by 40%. In its place Monmouth Square will feature 900,000 square feet of retail and restaurant space along with new additions like 1,000 luxury apartments, a public green area, pedestrian pathways, and medical offices. The groundbreaking ceremony attended by local leaders and officials from Kushner Companies marked the beginning of construction expected to take four to five years to complete. Notable tenants like Barnes & Noble, Macy’s, AMC Theaters, and Boscov‘s will remain open during the redevelopment process.

Nicole Kushner Meyer the President of Kushner Companies expressed excitement about the project emphasizing its potential to enhance the community’s quality of life and economic vitality. Michael Sommer the Chief Development Officer highlighted the need for innovation in retail spaces stating that Monmouth Square aims to create a vibrant and sustainable environment for residents and visitors. The journey to this point has been long and filled with challenges including legal battles and public scrutiny. However, Mayor Anthony Talerico Jr. acknowledged the necessity of adapting to changing landscapes and embraced the radical transformation proposed by Monmouth Square. The history of the property dates back to its origins as farmland, eventually becoming the Monmouth Shopping Center in 1960. Over the years the mall underwent renovations and expansions before Kushner Companies acquired it in 2002.

Collaboration and Vision Drive Transformation of Monmouth Mall into a Thriving Community Hub

Despite facing competition from e-commerce Kushner Companies remained committed to reimagining the Monmouth Mall as a town center. After years of planning and negotiations the final plan for Monmouth Square was approved with adjustments made to accommodate community concerns and optimize the project’s impact. The redevelopment project includes agreements on tax payments and revenue sharing between Kushner Companies and the borough. Despite its complexities Sommer emphasized the importance of collaboration with Eatontown‘s leadership in bringing the project to fruition. As construction begins Monmouth Square represents not just a physical transformation but also a testament to the resilience and vision of the community and its developers.
