A Beach Dream That Came True

In 1946, J.S. Smolian bought 80 acres of beachfront that nobody wanted. Years later, his grandson Robert had a crazy idea – build a beach town like the ones he loved as a kid. With his wife Daryl, they created a place where families could walk everywhere, kids could play freely, and everyone ended up on their porch at sunset.

Accidentally Rewrote the Rules of Town Building

Robert and Daryl drove around the South in a beat-up convertible, sketching old towns to figure out what made them feel homey. They realized most new suburbs were getting it all wrong.

Seaside became the first “New Urbanist” town, with narrow streets and houses built close to sidewalks. Porches faced front to encourage conversation between neighbors and passersby.

Instead of isolated homes on large lots, Seaside placed daily needs within a five-minute walk.

Beach Walkways That Make Architects Geek Out

Most beach towns have boring wooden walkways to the water. Not Seaside. They hired different architects to design nine unique pavilions that serve as gateways to the beach. One looks like waves, another has a pelican on top.

It started as a temporary solution but became one of the town’s most iconic features. The trailers create a casual food court vibe that perfectly matches Seaside’s laid-back beach culture.

The Downtown That Shouldn’t Work But Does

Seaside’s tiny downtown has an odd mix – fancy restaurants next to simple beach shops, a gourmet market beside a surf store.

There’s a post office smaller than most living rooms and an outdoor amphitheater that hosts everything from symphony concerts to kids’ movies.

Somehow this mishmash works perfectly, creating a town center that feels both sophisticated and completely unpretentious.

Inspiring a Wave of Copycats

Dozens of communities across America have tried to recreate Seaside’s magic. Some, like Rosemary Beach and Alys Beach nearby, capture parts of the formula. Others end up as soulless imitations.

The Million-Dollar Sandcastles

What started as affordable beach cottages now sell for serious money. Some tiny Seaside homes fetch millions, making it one of America’s priciest beach communities.

The irony is that the town was designed to be accessible to regular folks, not just the wealthy. Today, most people experience Seaside by renting rather than buying, but the rental market keeps the town vibrant year-round.
